Quietlist’s read of official MahaRERA and K-RERA filings shows a clear split. MMR gives the widest spread of named ongoing options across Sewri, Panvel, CBD Belapur, Owale and Bandra West. Bengaluru gives a sharper quarterly progress trail for the projects in this set. Pune appears through narrower locality-specific entries in Bhugaon and Kirkatwadi.

The Demand Number Is Only The Start

The 1BHK number cuts against the easy market story. Bigger homes may get more attention, but the compact-home buyer has not gone away.

Signature Premier in Sarjapura reported 65.0% construction in its Q1 2026 QPR filing dated 12 July 2026. Trivik Signature in KASABA HOBLI reported 8.0% construction in its Q4 2025 QPR filing dated 15 April 2026.

Sobha Crystal Meadows Phase 2 Wing 7 And 8 and Sobha Crystal Meadows Phase 3 Wing 9 To 15 in Fraser Town reported 0.0% construction in their Q4 2025 QPR filings dated 13 April 2026.

That does not make Bengaluru weaker. It makes the due diligence sharper. The buyer can ask why one registered project is much further along, why another is early, and whether the possession date still fits the household’s plan.

For a small-home buyer, that clarity is valuable. A lower ticket size should not mean a looser check.

Pune Is A Locality Call

Pune’s 10% survey share keeps it firmly in the small-home conversation, per Hindustan Times. The filings here point to two distinct locality reads: Bhugaon and Kirkatwadi.

Signature Business Centre in Bhugaon shows possession by 15 December 2027 in its MahaRERA entry. Signature Space Realty in Kirkatwadi shows possession by December 2028.

That is enough to keep the buyer focused. Pune should not be read as one blended market. A compact-home purchase in Bhugaon and one in Kirkatwadi can mean different daily travel, different rental use and a different wait.

The Buyer’s Use Case Comes First

The clean judgement is simple: the 1BHK buyer has not vanished, but the purchase has become more local and more date-sensitive.

MMR gives the widest choice in the named set. It suits buyers who want to compare inner-city, Navi Mumbai and Thane-side addresses before choosing the wait they can live with. Bengaluru gives better visible progress markers through K-RERA QPR filings for these projects. It suits buyers who want to compare construction stage before visiting the sales office. Pune needs an exact locality read before the citywide survey number becomes useful.

Do not buy only because the format is in demand. Buy because the registered project, possession date and neighbourhood make sense together.

A 1BHK can still be a first home, a rental home or a city base. It becomes weak only when the buyer treats a metro-wide demand share as a substitute for the filing. The survey puts compact homes back on the table. The registers show that every city asks a different question before you sign.
