A closer reading

The number is the address.
The edges make the difference.

Which boundary meets the road? What lies beside the house? How much of the plot’s area is useful frontage? Three comparisons show why the answers matter.

01 Green space & direction

The park is to the north.
The road can be east or west.

130, 156 and 192 have east-road access. 131, 157 and 193 have west-road access. All six are 30×50 ft plots with a 3 m pathway and Park-6 to the north: a green side beside the future house.

Our buying read

For an east-entrance preference and morning light at the front, start with 130 / 156 / 192. Keep the west-road alternatives if their price or a shaded front suits you. The filing gives no material reason to rank one of those repeated east-road positions above the other two.

02 Area versus usable width

More land.
Less room at the front.

Plot 118 is slightly larger than a standard 30×50. Yet its west-road boundary is just 6.85 m, against 9.14 m on a regular plot. Beside it, 119 has a much broader 16.60 m east-road boundary. The area figure alone hides the difference.

Our buying read

For a broad ground floor without buying a full 40×60, compare 2–11 and 13–15. Each offers about 40 ft of frontage and 44 ft of depth. They use 17.2% more land than a 30×50, but offer a third more frontage. The compromise is a shallower plot and private land behind.

03 What stays open?

A gap beside the plot.
Three kinds of future neighbour.

39 and 40 have east roads and the STRR land bank on one side. 21 and 22 meet the same reservation with west roads. The layout puts reserved land beside these 40×60 plots, but it belongs to the authority and its eventual use can change.

Our buying read

The park reservation and lake-related buffer give the northern plots a stronger basis for expected openness. Civic-amenity land, the STRR land bank and a neighbour’s field need different pricing assumptions. Do not pay the same permanent-green premium for all three.

The report compares 57 selected plots, all 40 nonstandard plots and regular mid-row alternatives. The right choice depends on the house you intend to build.

Green side, smaller plot

256 is a 30×40 with an east road and northern park pathway. 257 is a larger 30×50 with a west road and pathways on two sides. The second path adds openness and passing activity; it is not another vehicular road.

The two 40×60 corners have north/east road boundaries, both 12 m wide. East-road mid-row plots 62–76 offer the same land area with only one road side. Compare the corner’s separation with the regular plot’s simpler, less exposed setting.

Or 122 / 149 / 187 / 221.

253 and 285 are 30×40 corners with north/east roads. The second set offers 30×50 with the same road directions. These are entrance options for the future house, not completed door positions; two road sides also bring more exposure and setback considerations.

The portal completion record reports 343 sold and three unsold plots without identifying those three. This is not live availability; the shortlist may involve resale. Every choice remains conditional on plot-linked title, operative release and service evidence. No asking prices or approved house plans are supplied.

The ownership decision

The house can wait. The running costs may not. The filed agreement starts maintenance at possession or the invitation to take possession, whichever comes first. It also lets future phases share amenities, while the clubhouse remains promoter-owned.

Release and commissioning attachments are named in the portal but their contents are absent from this bundle; that does not establish that the promoter never obtained them.
