A closer reading

Choose the house.
Then choose its place.

The layout explains the setting. Floor plans show how the family will live. The registered areas separate homes that share the same type label.

01 Setting & direction

Two curved rows.
Only one fronts the oval.

A radial occupies the inner southern row, with entrance courts broadly towards the lake/park oval across a 6 m loop road. B radial is on the outer row: its entrance court faces the outer 9 m drive, with the A row between it and the oval.

Our buying read

For the lake-side setting and a private pool, start with A radial. B radial offers three bedrooms and no private pool on the standard plan; its particular position needs to justify a setting premium. For a north-facing entrance preference, the middle of the inner A arc is the directional starting point.

02 What counts as a bedroom

The brochure says “4 BHK”.
The plans show three.

The brochure labels B radial and the smaller B rectangular “4 BHK”. Their drawn rooms, endorsed plans and portal records identify three bedrooms. The upstairs family room gives the household another place to gather; it is not an enclosed fourth bedroom.

Our buying read

If three bedrooms suit your household, begin with B-68–B-72: a bedroom downstairs, a separate family room upstairs and a useful kitchen store. B radial adds just 7.55 sq m of carpet area. Compare its outdoor space and position before paying a large premium.

03 Living across levels

A fourth bedroom.
And a whole extra floor.

The larger B rectangular four-bedroom puts a bedroom, a gym-labelled room and terraces on the second floor. A lift connects the levels. The two A types keep their four bedrooms on ground and first floors.

Our buying read

Choose B four-bedroom when a separate guest, work or hobby floor is useful. For four bedrooms with fewer levels to manage, start with A rectangular. A downstairs bedroom exists in every type; entrance steps and a drawn lift mean none should be assumed to offer step-free access.

Four bedrooms, no pool

A-26.
Compare A-29 & A-31.

A rectangular keeps four bedrooms on two levels. A-26 reports 312.68 sq m carpet against 287.41 sq m in A-29/A-31; its own approved plan needs to explain the extra area. The east-side row fronts broadly west and backs towards reserved future-development land.

Private pool, inner arc

A-11–A-20.
Also A-32 & A-33.

The A radial set reports 308.98 sq m carpet per home. A 3 × 12.5 m lap pool, side court and four bedrooms make a distinct proposition. Compare the actual garden sightline and loop-road privacy; pool upkeep comes with the choice.

Three bedrooms, two levels

B-68–B-72.
Then B radial or C.

Start with the regular B plot and practical kitchen store. Compare B-15–B-26/B-87–B-88 for the curved setting, or C for a smaller plot with garden-side living. The C plan retains a substantial downstairs bedroom while trimming kitchen and upper-room dimensions.

The 11 March 2026 completion application reports 71 sold and three unsold without identifying the three. These are registered choices, including possible resales, not live availability. Exact sale-number-to-plot mapping, current title and the offered home’s approved/as-built plan remain unit-specific.

Beyond the headline size

The smallest type
still has a real
downstairs bedroom.

C keeps a 4.115 × 4.94 m ground-floor bedroom, garden-side living and a separate upstairs family room on a nominal 50 × 60 ft plot. Its compromises are in the kitchen, utility and shallower third bedroom. That may fit a household better than an extra level it rarely uses.

It separates the endorsed layout, older drawings, marketing brochure and proposed contract. Row directions are broad interpretations, not a certified compass direction for every named villa or a sunlight study. The older colour plan illustrates positions, not current type totals. No current asking price, live available-villa list, site inspection or title clearance is supplied.
